Coral Gables, Florida

The owners of a century-old residence in Coral Gables, Florida undertook a comprehensive renovation to modernize the property, which had last been updated in the early 1990s. The project focused on creating inviting entertaining areas, implementing an open-concept kitchen design, and renovating the bathrooms with contemporary fixtures and finishes. Given the age and condition of the historic home, a complete overhaul of the mechanical, electrical, and plumbing systems was essential, alongside the replacement of all cosmetic elements.

Collaborating with Senior Interior Designer Philip Nadeau of DDL Studio, the owners prioritized the preservation of the existing architectural framework. This collaborative effort successfully yielded a sophisticated transitional home that effectively reflects the owners' personal style and accommodates the needs of their family and social engagements.

Upper West Side

This long-neglected, ground-floor brownstone apartment on the Upper West Side underwent a complete transformation. The owners purchased the unit intending to gut and reconfigure the outdated two-bedroom, one-bathroom layout. The renovation, which took 15 months, presented significant challenges due to strict Department of Buildings (DOB) requirements for a main-floor unit and the apartment's narrow, constrained footprint. Interior designer Philip Nadeau of DDL Studios collaborated closely with the owners, architect, and expeditor to navigate these obstacles and secure necessary permits, ultimately achieving an approved, functional three-bedroom, two-bathroom layout. Key design elements include new engineered oak hardwood flooring, antique solid wood barn beams on the living room ceiling, and modern wall trim painted to match the walls for a chic, subtle effect. The kitchen features a dramatic contrast with dark charcoal cabinetry against light marble countertops. The original 100-year-old brickwork, previously covered, was exposed to introduce a rustic feel. The master bathroom boasts marble tile walls and floors, along with radiant in-floor heating. A favorite feature of the owners is the whisper-quiet central air conditioning system, which also provides heat. The completed apartment is now an ideal space for entertaining and raising their two children, a testament to a highly successful project despite the complexities of renovating in NYC.
